I need to find the Georgia law stating that HOAs must record and provide all covenents and guidelines to homeowners

I need help! Our HOA and Management Co. will not share covenants and guideline concerning the common areas (pool, cluhouse, ...ect.)
When I bought my home in 2005, we did not have a pool and clubhouse so my closing packet does not address common areas.
The problem is we homeowners get penalized for rules and guidelines concerning the pool and clubhouse but we cannot get a list of these guidelines.
I have asked my management co. and HOA many many times. I was told to get a copy of the covenents from the county office. I did. They were created back in 2004 so there is nothing to address the new common areas.
I need to find the Georgia law stating that HOAs must provide all covenents and guidelines to homeowners or there can be no penalties.
How can homeowner association boards and managers enforce laws and rules without providing them to homeowners and recording them with the county? |
