Hello,

My name is Franzm. I am contacting you because of a situation that has gone from bad to worse, concerning our homeowners association. Dozens of other homeowners and I have tried to get answers from the board but to no avail. We believe there is significant corruption going on amongst the board members. Please let me expand on our current situation through the following examples.

We are currently paying $220 per month in association fees, which is very high for a condominium. We do not have a gated community, nor do we have any of the amenities that you would expect from dues that are that expensive.

1. We are being charged for a pool phone, pool maintenance, and pool supplies. This is highly suspicious, however, as the pool hasn't been open in 13 years. It sits full of stagnant water, and is a haven for mosquitoes and a major hazard for the children or anyone in the area. The tennis courts are in disarray with no nets and the fencing is falling down.

2. Many of the roofs are leaking badly and causing considerable damage to the units. Many owners can't get contents insurance because the insurance company says that the roof has to be fixed. Owners can't rent because the condo is not livable. The owners can't live there because of the mold that forms. Conditions are terrible!

3. The siding, roads, and gutters are falling apart

4. Major flooding is occurring behind many of the condos due to poor landscaping

5.The Board members do not keep minutes of meetings and sometimes do not even show up for them.

6. These board members have been on the board for many many years and we do not know how they were elected. The Board members own many properties in the community and, I'm inclined to believe, do not pay the monthly dues, which accumulate to over $30,000.00 in lost revenue for our condos each year.

7. Because of the problems we are having in the community, our property values have dropped from $50-$60,000.00 to appraisal values of $10,000.00!

8. The Department of Transportation has filed petition with the court for condemnation. The Board member that has 10+ properties in our community stands to gain, if the judge rules for condemnation, because of the amount of properties he owns. While the rest of the community will be left outside, with little to no funds to seek proper housing alternatives.

I have several more examples and the testaments of other owners who are also willing to speak. We need to be heard and we need your help! We are seeking legal action and recently met with an attorney named Jeffery Barrow (404-428-1954). Here is a phone number to the Management Company (Grace Management) 770-389-6528. In conclusion, we are being run by a bunch of tyrants who deny us the bylaws and covenants that we have in our community. Their lack of effort has caused a decline in the standard of living of our families and even cost some of us our homes.
